LB&B Associates Inc. is currently seeking a Facility Supervisor in Simi Valley, CA.  Position is contingent upon contract award.

Qualifications/Experience:

Must have an electrical and/or mechanical engineering degree, at least ten years of management experience, and at least three (3) years of experience, within the last five (5) years, as an supervisor of a contract of at least 180k sq. ft., scope, and complexity as the Presidential Library facility.

Responsiblities:

  1. Supervise the technical operations and maintenance, supervise technical staff, and provide support as required.
  2. Supervise technical staff, prepare work schedules, and assign specific duties. Serve as subject matter expert in the hiring of technical staff.
  3. Prepare and carry out building safety plans.
  4. Ensure that on-site technical staff complies with security requirements. Shall have all subcontractors sign in/out whenever entering/exiting and keep a proper log.
  5. Schedule, coordinate, and carry out preventive maintenance (PMs)s. Ensure that building is well maintained and remains operational at all times.
  6. Ensure that facilities meet environmental, health, and security standards, as well as government regulations.
  7. Timely respond to customer requests and complaints.
  8. Negotiating contracts and managing relationships and coordination with vendors who service the buildings being managed.
  9. Ensure that tapping into existing utilities, services, piping, ductwork, fire safety, and security system meets building policies and procedures and follows a consistent approach.
  10. Carry out operations and energy plans for all buildings under this contract.
  11. Ensure that testing and planned shutdowns and start-ups of systems are conducted so that the integrity of all systems is maintained.
  12. Ensure that adequate testing, commission, and training occurs for all repairs, alterations, and construction projects
  13. Track all building electrical and mechanical service capabilities to coordinate future tie-ins so that all systems remain balanced.
  14. Document all building inspections
  15. Advise COR of any dangerous conditions, accidents, and any other safety conditions requiring immediate action
  16. Plan and conduct preventive maintenance program, keeps records and prepare reports.
  17. Train new employees.
  18. Control access to mechanical areas within the building. Schedule all building services activities so not to interfere with the building operations.
  19. Shall be present at the assigned building at all times during normal working hours.
  20. Responsible to respond and take care of all emergencies (e.g. a fire alarm activation, electrical breaker tripped, flooding, after working hours or during inclement weather or natural disasters.)
